We offer Bridging Loans with a day 1 loan up to 85% of Market Value with the option of up to 100% of build costs too. This bespoke product allows you to leverage your sweat equity, therefore if you have agreed to purchase a property Below Market Value (BMV) or have secured a planning uplift prior to completion, then we allow you to borrow against the Open Market Valuation (OMV) regardless of your Purchase Price (PP). We say goodbye to ‘skin in the game’ and hello to ‘skill in the game’.
As experienced Developers and borrowers ourselves, we felt frustrated with Lenders only lending to the lower of PP or OMV, yet if you are an experienced savvy Developer and have added significant value to a property we feel you should be able to borrow against the uplift, and potentially make it a no money down deal! This allows you to stay liquid and not miss out on any other opportunities that you may see
Our territory for lending is currently Bristol BS postcodes only. This is because we know the market inside out we can make quick, informed decisions and can get your deal over the line faster than most Lenders.
